Real Property

The Firm provides comprehensive transaction and litigation services to lenders, trusts, and property owners in all areas of real estate, including: secured transactions, loan documentation, loan workouts, foreclosures, property management, landlord/tenant, CC&R issues, shared equity arrangements, real estate fraud, escrow drafting and litigation, title, partition, mechanics liens, construction, land use, easements, boundary line disputes, nuisances, eminent domain, inverse condemnation, real estate venture documentation, and loan syndications.


The Firm represents both creditors and receivers in receivership proceedings. On behalf of creditors, we procure the appointment of receivers to manage income property during foreclosure, monitor the status of the receivership and the property in its custody, and assist with all matters necessary to bring the receivership to a successful termination. We also assist receivers in complying with their statutory, judicial, and fiduciary duties. Our highly specialized representation of receivers takes into account their unique accountability to the Court and the parties to an action.


The Firm’s bankruptcy practice includes the representation of creditors, receivers, and lessors in relief from stay hearings, plan confirmation litigation, adversary proceedings filed under the trustee’s avoidance powers, turnover disputes, and general bankruptcy litigation. The Firm will also represent creditors in reorganization negotiations and workout agreements.

Non-judicial Foreclosures

We provide comprehensive trustee and non-judicial foreclosure service. Surprisingly, California law does not require foreclosure trustees to have any education, bond, nor insurance. However, trustees routinely administer hundreds of millions of dollars of assets. Why hire an ordinary trustee for these responsibilities, when you can hire a lawyer, and have all of the related benefits thereof, at no additional cost to you?

Creditors’ Rights

In addition to its foreclosure, receivership and bankruptcy expertise, the Firm represents creditors in garnishments, levies, lien enforcement, and general collection matters.

Water Rights

We represent a wide variety of interested parties, public entities, and prominent agricultural families and companies, in water transactions and litigation; including: sellers and buyers in water transfers, basin adjudications and interventions, water master applications, water company formations, and other water issues.

Property Management

We assist commercial and residential property managers and owners in the area of leasing, construction, foreclosures, and of course, unlawful detainers. We are acutely aware of the need for prompt and cost-efficient resolution of landlord-tenant disputes. Thus while our rates are aggressively competitive, we provide unequaled diligence in the pursuit of eviction matters.


Business and Corporate Matters

We handle a wide variety of general business matters, including the formation, maintenance, and conveyance of corporations, limited partnerships, and limited liability companies; operating agreement drafting and enforcement, shareholder/partner/member disputes, dissolutions, business and license transfers, bulk sales, and general business transactions.
